About us
The King’s estate is historically important and iconic, consisting of more than 100 buildings ranging in age from the 1780’s to the current day. Managed by the Estates & Facilities (E&F) directorate, there are five campuses spread across London.
From life-changing clinical research at Denmark Hill to innovation and entrepreneurship at Waterloo, from world-class clinical training and education at Guy’s and St Thomas’ to cutting-edge translational research at the London Institute for Healthcare Engineering, we are committed to providing campuses and services that reflect the needs and ambitions of our community.
E&F is the largest professional services directorate at King’s with the widest variety of roles servicing our campuses and community. We are responsible for the daily, smooth operation of our five campuses and for optimising our buildings and spaces through continuous investment and improvement.
Plans for our estate represent our ongoing investment in the people who make King’s what it is—our students, staff, and partners—and in the kind of university we want to be in the years ahead.
One of the ways we will achieve our plans is through Campus Futures - King’s programme of works to ensure we use our estate in a forward-thinking and efficient way, inspiring the very best learning, teaching and research.
As part of Campus Futures, work is currently underway on the redevelopment of Bush House South West Wing (BHSWW), with ambitious plans to create a welcoming, adaptive and innovative space which supports and enhances our student and staff experience. Located in the heart of our Strand Campus on the north bank of the River Thames, the redevelopment will see the eight-storey building and basement transformed into state-of-the-art teaching, social and event spaces, modern catering areas, dedicated student services and a central student hub, each designed to enhance student experience and meet the evolving needs of the University.
Our philosophy
Our refreshed Estates & Facilities Philosophy sets out our renewed objectives and foundational commitments that will guide us towards 2030. It articulates how our directorate supports the delivery of King’s strategic vision and its five priorities: education, research, service, international and London.
The landscape of education in the United Kingdom is changing rapidly, and we are steadfast in supporting King’s as it commits to being of service to society through innovative and excellent research and education.
Underpinning our Philosophy and the work we do everyday is our continued focus on enabling world-class outcomes within the constraints of a historical estate with ageing infrastructure and limited flexibility. Additionally, our commitment to sustainability is unwavering, and we are actively implementing strategies to decarbonise our operations, acknowledging that it requires both innovation and collaboration.
Our E&F Philosophy is built upon three cornerstones which enable our high-performing teams to succeed. Together these form the architecture that enables our directorate to deliver trusted, responsive and reliable services.
- A safe and sustainable estate: We are systematically managing the health and safety, and sustainability of our estate.
- Fiscal discipline: We are ensuring that every pound spent delivers return on our students’ investment in King’s, through their fees, and strengthens the estate as a financial asset to the University.
- Fit for King’s thriving workforce: We have created and continue to evolve an inclusive working environment where our people thrive and contribute to the overall aims of King’s.

Our services
Estates & Facilities provides essential services for the whole King’s community. From security and daily cleaning, to mail services, infrastructure and capital projects, our team works hard to ensure our campuses are always “Fit for King’s” and we can all enjoy a safe and sustainable environment. We also deliver valuable additional services to help our community make the most of their time at King’s, including venue and event management, food and catering services, sports and wellness, and student accommodation.

Fit for King’s
E&F launched Fit for King’s in 2013 as the directorate’s excellence in customer service and workplace culture programme designed to support our vision: World-class services for a world-class university. It is an ongoing programme involving over 1,000 staff across the directorate and all staff participate in the core programme of workshops upon commencement of their employment within E&F.
